Client Challenge
Unlocking the potential of a significant city-centre site required a coherent approach to four mixed-use blocks, three primary street-edge elevations and three distinct end users. The development needed to achieve the required density while creating public spaces, improving pedestrian permeability and establishing its own identity within the surrounding urban fabric.rnrnThe eight-storey scheme combines a 393-bedroom Travelodge Hotel, 210-apartment Staycity Aparthotel, Dublin City Council apartments, restaurant and retail uses. The urban block was carefully carved to introduce secondary elevations, a landscaped courtyard and connections to Bracken’s Lane, increasing permeability and creating active ground-floor frontages.
Hyceon’s Solution
Delivery required careful coordination between the client and three end users. The design approach allowed the shell, core and envelope to progress consistently while accommodating their individual requirements. The completed development brings new uses, public spaces and street-level activity to a significant city-centre site.
