Client Challenge

The client’s ambition was to create a landmark office development at a key gateway to Dublin, combining a strong architectural presence with a best-in-class CAT A workplace and enhanced public realm.

The constrained North Docklands site, positioned between East Wall Road and the 3Arena, required a considered response to traffic noise, significant event-day pedestrian flows and integration with the existing Point Village across three basement levels.

The design elevates the glazed office accommodation above three elliptical reinforced-concrete cores, freeing the ground plane for pedestrian movement and creating a distinctive arrival. A cantilevered steel frame forms the building’s blue exoskeleton, establishing a strong identity informed by the industrial heritage of Dublin’s docklands.

Extensive landscaping, cyclist and changing facilities, a standalone glazed café and restaurant pavilion, and a landscaped Level 08 terrace enhance the workplace and public realm. The completed development achieved LEED Platinum and WiredScore Platinum certification.
